Mass Save Renovations & Additions (R&A)
This Mass Save program provides performance based incentives for major renovations and additions in 1-4 unit buildings. Rebates are based on the energy savings difference between two energy models: the ‘existing condition’ (pre renovation/addition) and the ‘final condition’ (the improved home) . As the project HERS rater verifier, we provide the energy modeling, field inspection and testing, and administrative services to leverage the rebates for the project owner.
Requirements:
The project meets the requirements laid out in the Mass Save R&A Terms and Conditions [link to]
Existing health and safety issues are addressed as part of the project, including excess moisture, asbestos, knob and tube wiring.
Verification of the ‘existing’ conditions including layout, insualtion , framing, and mechanical equipment
Two site required inspections: midpoint insulation inspection, final inspection and testing.
Rebate opportunities
The R&A rebate goes up to $10,000 per home/unit. The better the ‘final’ conditon, vs the ‘existing’ condition, the more rebates the project will yield. The rebates are based on our final energy model based on as-built conditions.
For projects leveraging the Mass Save Whole House Heat Pump replacement rebate of (typically valued at $10K) , we can prequalify the project, bypassing the Mass Save ’free’ energy audit requirement. In this case, the heatpump savings are excluded from the R&A rebate calculations to avoid ‘double dipping’
Mass Save HEAT Loan - we can preauthorize you for the 0% Mass Save financing program [link to] available for eligible heatpump equipment.
Stretch Code for Renovations and Additions- HERS Requirement
The MA 2023 Stretch Code requires that homes undergoing major renovations and additions achieve a HERS rating of 52 or lower. Read more about waht triggers this [here]. These projects typically leverage significant R&A rebates. Providing a Certified HERS Rating based on the as-built conditions, is a marginal additional scope over the R&A service.

Fee Structure
Our fee for service to deliver the required R&A services typically ranges from $1200 - $1600. This excludes a payment we receive directly from the Mass Save vendors to adminstrate and deliver the project.
